Vision for Vacancies: Former Lake Ridge My Urgent Care

What would you like to see in this empty building?

There used to be a My Urgent Care located in the building at 12449 Hedges Run Dr. in the Lake Ridge Commons shopping center, but it has since moved to 3302 Old Bridge Rd.

The building stands alone in the shopping center but its neighbors include Starbucks (which is newly renovated), Giant grocery store, Crest dry cleaners and Pizza Gourmet

What should go in this empty building? A Trader Joe's? A kids play place? Tell us in the comments.

How about a County-owned,volunteer staffed hobby and arts center. Teach kids how to safely use hand and power tools; get started in drawing and painting; pour ceramics; electricity and electronics, and more. Liability insurance would be expensive, but structured lessons and strict attention of instructors could mitigate problems. Corporate support could supply tools and supplies.
I am retired, and would gladly volunteer my time to teach children of all ages, in age appropriate classes, how to use various tools for woodworking.

Diane, a Trader Joe's in the same location as Giant Foods? Not likely!

Giant and Trader Joe's co-exist at the shopping center in Springfield @ I-95.

Trader Joes would be awesome, and honestly they have a different clientele than Giant. BTW, Giant could really use a makeover, have you ever been to the one in Lorton? It is so much nicer.
Other than that, a bike shop or pet shop would be nice.

I guarantee you that Giant would object strongly, and might possibly leave as a result. The managers of the shopping center would not look good to current and future tenants if they allowed another store of the same business purpose in the same shopping center. In fact, there is probably a clause in the current leases that states they will not let that happen.

This building stands vacant becuase it flooded on several occasions. The people at the urgent care facility told me this a long time ago before they moved. If the owners have not fixed and guaranteed this problem was fixed nobody will ever move in. I have never seen any work being done on it to fix any problems. Maybe it has...does anybody know?

Brad,
That's a good question. I haven't heard about flooding. But I can look into it!

Interesting information of which I was not aware. I agree, they will have a tough time leasing the building. Thanks for the heads up!

A business needing no visitors during Starbucks' open hours would work best there. Have you ever seen a free empty spot? No wonder why Urgent care moved.

I was thinking the same thing, Ashley. A small business by appointment would work. Otherwise, parking would be a nightmare.

Perhaps Starbucks should move there. Lots more space than what they have now.

I guess a plastic surgeon, Dentist or Weight loss center can afford that place. I would like to see Chipotle, though.

Lake Ridge needs a family oriented breakfast diner. We have breakfast places like Denny's and IHOP that you can get to after a drive, and of course you can go to Starbucks or Panera. But I think it would be nice to have a place to get a traditional breakfast with famiiy, friends, and newspaper.

If the urgent care building won't work for this, maybe someone can tty this out at the other end of the Giant Plaza, where the French-Morrocon place just unfortunately closed.
