125-Suite Hotel Planned for Telegraph Road

A developer wants to build a 125-suite hotel that could be as high as 61 feet on three acres off Telegraph Road and Prince William Parkway.

The developer is asking the county to rezone the land that’s on the east side of Telegraph Road from agricultural to general business and to modify the building height and sign ordinances to allow three signs instead of two. This hotel that will resemble Home 2 Suites by Hilton Hotels. The ownership group is called Prince William Telegraph Rd. LLC, but the actual owners are not identified.  The attorney representing the case is Jay Du Von of Walsh, Colucci.

Residents will have their first opportunity to comment on this project during a 7 p.m. Planning Commission public hearing April 20 in the McCoart Building. Landowners within 200-feet of the project were notified and no one has sent any questions or concerns to the planning staff, according to the staff report.

The land is surrounded by other commercial properties, including a kennel and veterinary practice to the north, a vehicle repair shop to the south, a Holiday Inn Express to the west and CarMax to the east.

The permitted building height is 45 feet, but the proposal asks that the Board of County Supervisors approve a modification to allow for up to 61-feet and 3 inches. The developer also is asking the supervisors to approve a modification to the sign ordinance to allow for three 98-square-feet façade signs instead of two that are allowed in the ordinance.

County planners recommend approval of this project.

The developer is voluntarily offering $20,000 for stream restoration or storm water management, the architectural plans and up to 61 cents per square foot in Fire and Rescue needs. Dale City Station 10 is closest to this property, and this station already exceeds its responses per unit by about 35 percent. The hotel is planned to be about 101,000 square feet, which equals about $62,000 for the fire and rescue system.

The county’s growth guide, called the comprehensive plan, designates this land for regional commercial centers which means that the land is near an interstate. Hotels and larger retail projects are an allowed use in this zoning.
